Purchsing plans for homes that have been built IN REALITY means fewer unexpected adjustments that hold up your build! 
When a home is built for the first time, it inevitably turns out different from the original plans in some way, so adjustments need to be made on the fly. 

We have worked out those kinks already when we built this home in 2021.

These plans are for 2x4 wood framing plus extra bracing for structural reinforcements.  Contact us for pricing on these plans in metal framing or SIPs. We can also build you a shell of this home so you can DIY the finish-out.

#IRTHome26 has the Deluxe Master Stand-Up Loft (6'4" head clearance) with the L-shaped landing that allows you to walk around 2 sides of the King Bed Platform + double wardrobes with an extra window & window seat. The second loft has a second storage staircase that allows for a stand-up landing/dressing area.

The kitchen layout offers the peninsula dining bar and tons of storage.  Pop-up dining bars & a full height, slide-out pantry round out the unique built-ins of this home.
Huge bathroom (7'x7') features an oversized showerstall and space for a full-size, side by side washer/dryer.

This purchase includes everything in the plans that Indigo River uses to guide our builds. Plumbing & Electrical are added after the shell is built by measuring & marking off the locations for outlets & fixtures on the actual shell so we usually don't draw plans for these aspects.

We recommend hiring a licensed plumber & electrician to install these aspects once your shell is completed. Most experienced plumbers & electricians will have their own ways of running the pipes & wiring so you probably won't need drawings for plumbing & electrical if you are using a professional sub-contractor.
